Sales Down by 44.6%, Avg. Selling Price Down by 16.4%: TRREB Report January 2023

 

The number of January sales and the overall average selling price were similar to December 2022. On a year-over-year basis, both sales and prices were down markedly, continuing to highlight the impact of higher borrowing costs on affordability over the last year.

 

Sales:

GTA REALTORS® reported 3,100 sales through TRREB’s MLS® System in January 2023 – in line with the December 2022 result of 3,110, but down 44.6 per cent from January 2022.

 

Average Selling Price:

The average selling price for January 2023 at $1,038,668 was slightly lower than the December 2022 result and down by 16.4 per cent compared to the January 2022 average price reported before the onset of Bank of Canada interest rate hikes.

High Interest Rates, Persistent Lack of Inventory = Sales Down by 49.1% in October 2022, TRREB

According to Toronto Regional Real Estate Board’s (TRREB) MLS® System GTA REALTORS® reported 4,961 sales in October 2022 - a similar number to September 2022 but down by 49.1% compared to October 2021.

Year-over-year sales declines were similar across major market segments (Detached, Semi-Detached, Townhouses & Condo Apartments).

New Listings:
New listings were down by 11.6 per cent year-over-year and reached an October level not seen since 2010.

Average Selling Price:
The average selling price for all home types combined, at $1,089,428, was down by 5.7% compared to October 2021.

TRREB Housing Market Report, August 2022, Sales Down, Selling Prices Up 4 Condos & Townhomes

Sales Down 34.2% Year-over-year but higher than in July

There were 5,627 home sales reported through the Toronto Regional Real Estate Board’s (TRREB) MLS® System in August 2022, representing a year-over-year dip of 34.2%  – a lesser annual rate of decline compared to the previous four months. The August sales result also represented a month-over-month increase compared to July.

 

Sales represented a higher share of new listings compared to the previous three months.

If this trend continues, it could indicate some support for selling prices in the months ahead.

 

 

On a year-over-year basis, the average selling price for all home types combined was up by 0.9% to $1,079,500. The average selling price was also up slightly month-over-month.

 

 

Despite sales being down, Average Selling Prices of Townhouses and Condos are up.

TRREB Housing Market Report for April 2022, Sales Down, Prices Will Growth at Moderate Pace

 As you probably know by now, the Federal Government raised Interest rates recently in order to cool down the inflation ( caused by covid-19, supply chain issues, War in Ukraine, Gas Prices).

The Greater Toronto Area (GTA) housing market continued its adjustment to higher borrowing costs. The number of transactions is down on a monthly and annual basis.

Some home buyers have moved to the sidelines to determine how they will reposition themselves in the marketplace given the higher rate environment and related impact on affordability.

 

April Sales:

GTA REALTORS® reported 8,008 homes sold through TRREB’s MLS® System in April 2022 – a 41.2% decrease compared to April 2021 and a 27% decrease compared to March 2022.

 

On a year-over-year basis, the decline in sales was greater in the ‘905’ area code regions surrounding Toronto, particularly for detached houses.

 

April Average Selling Price

The average selling price, at $1,254,436, was up by 15% compared to April 2021, but down compared to the average selling price of $1,300,082 in March 2022.


“Despite slower sales, market conditions remained tight enough to support higher selling prices compared to last year. However, in line with TRREB’s forecast, there is evidence of buyers responding to increased choice in the marketplace, with the average and benchmark prices dipping month-over-month.

 

It is anticipated that there will be enough competition between buyers to support continued price growth relative to 2021, but the annual pace of growth will moderate in the coming months,” said TRREB Chief Market Analyst Jason Mercer.
